The choice between owning and renting a home is an important life decision that affects financial security, lifestyle, and personal freedom. Both options have their own advantages and disadvantages, and the better choice depends on an individual’s circumstances.
One major advantage of owning a house is long-term financial benefit. Homeowners build equity over time as they pay off their mortgage, and property values often increase, making a house a valuable investment. Ownership also provides stability, as people do not have to worry about rent increases or eviction. In addition, homeowners have full control over their property and can renovate or decorate it according to their preferences. This sense of permanence often brings emotional satisfaction and pride.
However, owning a home also has drawbacks. The initial costs, including down payments, taxes, and legal fees, are usually very high. Homeowners must also cover maintenance and repair expenses, which can be unpredictable and costly. Moreover, owning a house can limit flexibility, as selling property takes time and may make relocation difficult.
In contrast, renting offers greater flexibility and lower upfront costs. Renters can move easily, which is ideal for people who change jobs or locations frequently. Maintenance responsibilities are usually handled by the landlord, reducing financial risk. Renting is often more affordable for young people or those with limited savings.
Despite these benefits, renting has disadvantages. Monthly rent payments do not build ownership or long-term wealth. Renters may face sudden rent increases or lease termination, leading to instability. Additionally, tenants often have limited freedom to modify their living space.
In conclusion, owning a house provides stability and investment value, while renting offers flexibility and convenience. The best option depends on personal financial goals and lifestyle needs.

Task Response7.5
Evaluation
The essay comprehensively responds to the task by presenting balanced advantages and disadvantages for both owning and renting. Ideas are developed with relevant examples, and a clear position is stated in the conclusion.
Examples
Advantages of owning: long-term financial benefit, stability, control over property. Disadvantages: high initial costs, maintenance expenses, limited flexibility. Advantages of renting: flexibility, lower upfront costs, landlord handles maintenance. Disadvantages: no equity build-up, potential rent increases, limited freedom to modify.
How to Improve
To achieve a higher band, provide more detailed examples or statistical evidence, and explore how these factors impact specific groups (e.g., young professionals, families). Deepen the analysis of long-term implications.
Coherence & Cohesion7
Evaluation
The essay is logically organized with clear paragraphing: introduction, owning pros/cons, renting pros/cons, and conclusion. Cohesive devices are used effectively to link ideas and paragraphs.
Examples
Use of transitional phrases like 'One major advantage', 'However', 'In contrast', 'Despite these benefits', and 'In conclusion' ensures smooth flow.
How to Improve
Vary linking phrases further (e.g., 'On the other hand', 'Furthermore', 'Consequently') and ensure tighter connections between sentences within paragraphs for enhanced cohesion.
Lexical Resource7
Evaluation
Vocabulary is varied and topic-appropriate, with accurate use of terms related to housing and finance. Some repetition occurs but does not detract from clarity.
Examples
Words such as 'equity', 'mortgage', 'renovate', 'permanence', 'eviction', 'flexibility', 'upfront costs', 'maintenance', and 'landlord' are used correctly.
How to Improve
Incorporate more advanced synonyms (e.g., 'asset' for 'investment', 'transient' for 'flexible') and idiomatic expressions to demonstrate a wider lexical range.
Grammatical Range & Accuracy7
Evaluation
A good range of sentence structures is employed, including complex sentences, with high grammatical accuracy. Errors are minimal and do not impede understanding.
Examples
Complex sentence: 'Homeowners build equity over time as they pay off their mortgage, and property values often increase, making a house a valuable investment.'
How to Improve
Experiment with more sophisticated structures, such as conditional clauses ('If one owns a home, they might...') or passive voice for formal emphasis, to showcase full grammatical control.
